Commercial real estate in Colleyville, Texas

In Colleyville, commercial real estate means Colleyville Boulevard: the city's FY22 adopted budget says approximately 85 percent of the City's commercial properties are located along Colleyville Boulevard (SH26).† This page covers office, medical, executive suites, retail and land in Colleyville, Texas, with sourced figures, and how Daniel Weber, commercial real estate sales agent with SVN | Trinity Advisors, helps you find space, lease a building or sell.

Colleyville at a glance

Community Impact reported that Colleyville has increased its retail occupancy rate to 96% and given out over $7.8 million in grants to local businesses since 2018, according to an economic development update presented October 5.† Overall occupancy in Colleyville is 93%, the report said.† It put the market median rent rate in Colleyville at $27 per square foot and said 91% of businesses in Colleyville have less than 20 employees.† The update counted 82,989 square feet of construction currently underway and another 175,000 square feet planned.†

For scale: The Census Bureau estimate for Colleyville city, Texas was 25,727 people on July 1, 2025.† The city's annual financial report for the fiscal year ended September 30, 2025 counts Daytime Employees at 6,014.† The total sales tax rate in the City of Colleyville is 8.25%, which includes the state rate of 6.25% and an additional 2% collected by the City.†

Read those figures as a snapshot with its own date and scope, not a price for your building. If most of your prospects are small businesses, plan your suite sizes and your marketing for them.

Colleyville Boulevard commercial corridor

The 2015 comprehensive plan, Destination Colleyville, will guide the city through 2035.† The plan describes Highway 26 as "the major commercial corridor".† It also says "Colleyville Boulevard is not only the city’s main economic engine, but is also the key to defining the character of Colleyville."† One recommendation decides a lot of site choices: "Focus on attracting sales-tax generating uses at intersections and professional or medical office uses at mid-block locations."†

The road itself was rebuilt. The city said the Texas Department of Transportation would construct SH26 into a six-lane roadway with raised curbed medians.† In November 2021, Community Impact quoted Mark Wood, Colleyville assistant city manager, saying the TxDOT project is complete.† One TxDOT count station on SH 26 inside the city limits recorded an annual average daily traffic count of 29,175 for the 2025 report year.† The city's FY23 adopted budget says the City has purchased 41 acres within the Northern Gateway at SH26 and John McCain.†

Frontage on the boulevard also opens city money. The city's business improvement grant priorities include improvements with significant frontage on SH26.† The city's lighting grant is a one-time 50% matching grant up to $5,000 for shopping centers and up to $2,000 for individual businesses.† Eligible businesses must be located along SH26.† The city's fire suppression grant page says you may be eligible for up to $50,000 of grant funding to help offset the cost of installing a fire suppression system.†

If you are weighing two sites on the boulevard, ask which one the plan treats as an intersection site and which as mid-block, and check the grant rules before you start any exterior work, not after.

Retail occupancy and rent in Colleyville

A single center can read very differently from the citywide rate. In a March 2026 report on The Village, Community Impact said the occupancy rate for retail and restaurants in The Village jumped from 63% in January 2025 to 88.3% in January 2026.† Set that against the 96% citywide retail occupancy rate reported from the October 5 update.†

A tenant should ask a landlord for the center's own occupancy and recent leasing, not the city's. An owner with a vacancy should price against the centers a tenant will actually tour, and see the retail space guide for the zoning and parking steps.

  • In June 2026, Community Impact said City Council approved the second reading for a rezoning request to allow for vehicle storage, retail, office and warehouse uses on two properties by a 6-0 vote during the June 16 meeting.†
